Custom Fabrication for Builders, Designers, and General Contractors
Builders and designers often encounter spaces where a standard component simply will not work. Loft openings vary, architectural details need to align, and a mass-produced ladder, railing, stair system, or furniture piece may not fit the dimensions or visual direction of the project. At Loft Living Room 62, we provide custom fabrication for builders who need steel and wood elements made specifically for the space they are creating.
We design and fabricate custom loft ladders, stairs, railings, furniture, and other specialty pieces from our fabrication shop in Albuquerque, New Mexico. Instead of asking you to adapt your project around a predetermined product size, we work from your measurements and project requirements to create a piece that feels intentional within the finished space.
Custom Fabrication Built Around Your Project
Solving the Problems Standard Products Cannot
Off-the-shelf products have their place, but custom homes, renovations, loft conversions, and commercial interiors rarely follow perfectly standardized dimensions. A loft opening may be narrower than expected, a railing may need to coordinate with an existing ladder, or a designer may want finishes that complement surrounding cabinetry, flooring, or architectural details.
That is where our custom approach becomes valuable. We build individual pieces around the actual dimensions of the project rather than forcing the project to accommodate the product.
Our custom fabrication capabilities include:
- Custom loft ladders for residential and commercial spaces
- Ships ladders for compact access applications
- Custom loft stairs
- Custom railings and cable railing systems
- Permanent roof ladders
- Steel and wood architectural elements
- Custom furniture for homes, offices, galleries, and businesses
We can also coordinate materials and finishes across multiple pieces so ladders, railings, stairs, and furniture feel like parts of the same overall design.
Work Directly With the Maker
Clear Communication From Design Through Fabrication
Custom fabrication requires communication. Measurements, clearances, finishes, wood selections, mounting conditions, and other details can influence the finished product, so we believe it is important to discuss those considerations before fabrication begins.
Our owner and designer, Ted Amell, works directly with clients on custom projects. Ted brings more than 30 years of experience designing custom furniture and also specializes in welding and steel-and-wood fabrication. Working directly with the person responsible for creating the piece helps us translate your project’s functional and aesthetic goals into a practical design.
Builders, interior designers, homeowners, and other project professionals can contact us to discuss measurements, drawings, installation conditions, material preferences, and other project-specific needs.
Steel and Wood Designed to Work Together
Durable Materials With Character
Steel and solid wood are at the center of much of our work. The combination provides the clean lines and strength associated with steel while adding the warmth and natural character of real wood.
Our loft ladders typically feature steel frames with solid poplar treads. Depending on the project, we can also offer wood options such as white oak, red oak, maple, and other species. Steel is commonly available in black or white finishes, while additional colors and powder-coating options may be available for an additional charge.
For custom furniture, our material options extend even further. We can source woods including oak, walnut, cedar, mahogany, maple, pine, cherry, birch, teak, ash, redwood, and other species depending on availability and the needs of the design.
Custom Loft Ladders and Access Solutions
Designed for the Dimensions of the Space
Loft access is one of our specialties. We create ladders around important project measurements such as finished-floor-to-loft-floor height, available width, ladder angle, tread spacing, and the amount of floor space available when the ladder is in use.
Our standard loft ladder sizes range from approximately 7 to 10 feet, but each ladder is built around the customer’s measurements. Retractable and sliding configurations are also available when a project requires the ladder to move out of the way or travel along a loft edge.
Current standard loft ladder pricing starts at:
- 7-foot loft ladder: $2,400
- 8-foot loft ladder: $2,540
- 9-foot loft ladder: $2,640
- 10-foot loft ladder: $2,760
- DIY retractable loft ladder kits: $1,350 to $1,550
Customizations such as alternative woods, powder coating, grab rails, additional width, or other features may affect final pricing.
Custom Furniture for Complete Interiors
Carrying the Same Materials Throughout the Space
Our work does not stop at ladders and railings. We also design and fabricate one-of-a-kind steel and wood furniture for residential and commercial interiors.
Tables, shelving, desks, bed frames, storage pieces, wall-mounted elements, and other custom furnishings can be built around the dimensions and style of the room. This allows designers and builders to repeat materials used elsewhere in the project and create a more cohesive finished environment.
We collaborate on the design, create sketches, refine specifications, source materials, and fabricate the finished piece in our Albuquerque shop.
Railings, Ships Ladders, and Roof Ladders
Builders frequently need more than a standalone loft ladder. We can create related access and safety components that coordinate with the project’s materials and overall design.
Our custom loft railings start at $1,100 and can be fabricated using steel, wood accents, or cable systems. Ships ladders start at $4,500 and are built according to the measurements provided for the project. We also fabricate permanent roof ladders, with current custom orders starting at $2,495.
Because building-code requirements can vary by location, application, and project type, final installations should always be reviewed by the appropriate designer, contractor, building official, or other qualified professional for the specific project.
Fabricated in Albuquerque and Shipped to Your Project
Supporting Projects Beyond New Mexico
Although our fabrication shop is located in Albuquerque, we work with customers well beyond New Mexico. Freight shipping is included in the listed prices of our loft ladders and is also offered on products such as ships ladders, railings, and commissioned custom furniture.
We currently ship to addresses throughout the contiguous United States and also offer shipping to Canada. Production time varies according to the complexity of the order. Current guidance on our website lists approximately four to six weeks for standard ladders, six to eight weeks for customized ladders, and eight to ten weeks for ladders ordered with railings.
Those timelines can vary, so builders working against construction schedules should discuss current production timing with us before placing an order.
Why Builders Choose Custom Fabrication
The biggest advantage of custom work is straightforward: the component is designed for the project rather than selected from a catalogue and modified afterward. That can be especially useful in lofts, compact homes, remodels, mezzanines, studios, offices, and other spaces where every inch matters.
Our approach gives builders and designers the ability to coordinate:
- Overall dimensions
- Ladder or stair configuration
- Steel finish and color
- Wood species and stain
- Railing design
- Placement and available clearance
- Complementary furniture or architectural elements
The goal is a finished component that looks as though it was always intended to be part of the architecture.
Frequently Asked Questions About Custom Fabrication
Can you work with builders and interior designers?
Yes. We work with interior designers, home builders, contractors, property owners, and homeowners on custom projects. Contact us early in the planning process so we can discuss measurements, materials, finishes, and project requirements.
Can you build pieces to custom dimensions?
Yes. Custom sizing is central to what we do. Our ladders, railings, furniture, and other pieces can be designed around the dimensions provided for the project.
What materials do you use?
Our work primarily combines steel and solid wood. Poplar is standard on many loft ladders, while white oak, red oak, maple, walnut, and numerous other woods may be available depending on the project.
Do you ship outside New Mexico?
Yes. We ship throughout the contiguous United States and to Canada. Freight shipping is included with many of our custom products.
Can you match a ladder and railing?
Yes. We can coordinate steel colors, wood choices, and other design details so a ladder and railing work together visually.
